MAX STANERSON | Ricky Miles totally lied to me. Had an appraisal that came in low from prior lender. Talked me into a Heloc instead of starting over for the cash out. Guaranteed me it was a fixed rate at 3.99 only to find out at closing it was an adjustable starting at 4.99. He'll talk all nice to you when you 1st start out with him but then after that he dumped you off to his staff when there are problems. I feel bad for his staff they are getting thrown to the wolves from his actions. Loan took almost 3 months to get done with appraisal and paperwork needed to do loan within 5 days of taking application. I could of just gotten a new appraisal and been done with it. Here's my experience: No loan update in 30 days, which violates the Arizona contractual requirements of having a Loan Status update within 10 days of contract acceptance. I reached out to the lender and was promised this document four days ago and still waiting. Called the office number with no answer. The buyer is at risk and no one seems to care. For the record, I represent the Seller. This is a sure fire way to have a deal fall apart. IF I were a Buyer, I'd run for the hills. |
